The largest projects in this issue, by the figures in their own records. Every figure here also appears in the full list below, with its source.
The largest application in this issue's record set by a wide margin: the former Oakridge Transit Centre site, proposed for sixteen mixed-use buildings from 6 to 33 storeys holding 2627 homes — 1,231 strata, 1,238 market rental and 158 below-market rental — plus a 1.9-acre public park, a 69-space childcare facility and 4,922 sq. m of commercial space on a total floor area of 230,565.5 sq. m. The record shows the rezoning from R1-1 to CD-1 as received, with an information session dated June 24, 2026. By unit count it outweighs the next two applications in this issue put together (632 + 563). A project that size shapes the market for years before anyone breaks ground.

The second-largest by units in this issue: a 67-storey mixed-use tower on a 12-storey podium with 480 strata homes, 152 social housing units and 206 hotel rooms, a Floor Space Ratio of 12.98 and a height of 198.1 m (650 ft.), under an application to amend the CD-1 (913) District. The record notes that the drawings and statistics posted to the City are as-submitted, with final figures documented in the referral report after staff review — so treat its numbers as a first draft, not a commitment.

Third-largest by units here: four mixed-use buildings with 563 rental dwellings, 112 of them below-market, at 22 storeys and 68.3 m, with two levels of underground parking for 428 cars and 915 bikes and a publicly accessible plaza and pocket park. Applicant as published: Sun Life Assurance. The record's archival notice states the Director of Planning approved the application on August 13, 2020, subject to conditions; it now carries development permit number DP-2026-00569. In our read, an approved-but-unbuilt site this large is exactly the kind of record worth keeping — the ground truth of when it moves is a permit, and that is what the list will catch.
